The proposed project includes the demolition of the existing single-story garage to the east and the construction of a new 2.5-story extension to the east. The existing roof will be removed, re-pitched, and insulated to connect the existing loft to the proposed extension and create a spacious loft main suite. The two existing small gable roofs on the northern side of the building will be removed, and the existing larger gable roof attached to the main roof on the northern side of the building will be replaced with one asymmetric gable roof to form a new sheltered main entrance on the ground floor and balconies for the bedrooms on the upper floors. The external appearance will be remodelled, and the existing annexe will be replaced with a modern structure. The application proposes a 2.5-story extension to the east of the existing 5-bedroom detached dwelling, internal alterations, and increased loft accommodation, as well as a replacement annexe within the curtilage of the property. All proposed interventions account for an approximately 30% increase in the existing GIA in line with Policy SD31.
